​Terms and conditions of sale and cancellationThe Customer has read the following Terms and Conditions and accepts them without reservation:1. Prices and services are indicative, prices of accommodation and any additional services are indicated in the presentation materials of the accommodation provider (website, brochures, etc.). However, the customer is bound by the price stated in the accommodation voucher (hereinafter referred to as the voucher). For the scope of the contractually agreed services and prices, the breakdown in the voucher is binding. The accommodation provider is entitled to change the agreed conditions of stay in cases beyond its control (e.g. force majeure). 2. Cancellation of the stay by the client.2.1 The client is entitled to cancel the reservation at any time before arrival. Cancellation of the stay requires a written electronic form (email with a receipt) to rezervace@hubertuskarlovastudanka.cz . The date and time of sending the email is decisive for determining the time of cancellation. 2.2 Cancellation policyCancellation fees for cancellation: 50% of the reservation price for cancellations made less than 30 days prior to arrival. 100% of the booking price for cancellations made less than 1 day before arrival.20% of the booking price for cancellations made less than 360 days before arrival (valid only 21.12.2023-31.12.2023).3. Rights and obligations of the client 3.1 The client has the right to use the assigned apartment for the agreed period of time. The apartment shall be handed over to the Client at 15:00, unless otherwise agreed in writing. 3.2 The apartment specified in the reservation located in the Hubertus apartment house, including all accessories and equipment of the accommodation unit, is described in more detail in the Protocol of Acceptance of the apartment, which is located in the apartment. The Client is obliged to read the Protocol on the day of accommodation and, in case of discrepancies, to notify the difference between the Protocol and the actual condition of the apartment within 24 hours of the accommodation in writing to the e-mail address rezervace@hubertuskarlovastudanka.cz or by phone at 00420 774 677 814 or 00420 721 838 437. Otherwise, the Client is considered to agree with the Protocol of Acceptance of the apartment and its equipment and acknowledges that he/she has inspected the apartment and its equipment and has not found any defects or damage.3.3 Clients are not permitted to assign the rental property to any persons other than those named in the contract, unless otherwise agreed in writing with AKS rent. Furthermore, the client is obliged to comply with the maximum permitted capacity of the accommodation, which is indicated in the description of the apartment on the Hubertus Karlova Studánka website and on the payment document. In case of violation of this provision, both parties consider it a gross breach of obligations by the Client and the Client shall bear the consequences of § 2331 of Act No. 89/2012 Coll. Act. 4. The validity of these terms and conditions and cancellation policy are an integral part of the accommodation order and accommodation voucher. Accommodation Regulations1. These Accommodation Rules of the Apartments Hubertus Karlova Studánka (AKS rent s.r.o., ID No.: 116 66 544 - "Accommodation Provider") - hereinafter referred to as "Accommodation Rules" - are valid and effective for all guests staying in the Apartments Hubertus Karlova Studánka at the address: 95 Karlova Studánka, Karlova Studánka, Postal Code 793 24, hereinafter referred to as "Facility". "Resident" - orderer of accommodation services.2. The Resident, by agreeing to the Terms and Conditions of Business and Cancellation, has expressed that he/she has been thoroughly acquainted with and understands these Accommodation Regulations and is prepared to comply with all instructions and obligations contained in these Accommodation Regulations for the duration of the stay.3. The Landlord undertakes to accommodate the Resident in the Hubertus Apartments Karlova Studánka on the date specified in the confirmed reservation (voucher) and at the price agreed.4. The Resident uses the apartment, other parts of the Apartments Hubertus Karlova Studánka or adjacent land in accordance with the Accommodation Rules. 5. The Resident shall commence the use of the accommodation services at the earliest at 15:00 on the first day of accommodation and shall terminate no later than 10:00 on the day of the end of the agreed stay unless otherwise agreed between the Resident and the Landlord.6. The accommodation provider can only accommodate the Guest who proves his/her reservation confirmation, fills in all the required information and checks in online. If the Resident does not provide valid identity document details (ID card, passport) at the online check-in, the Accommodation Provider is entitled to refuse the accommodation of the Resident in accordance with the Act on Local Fees for Czech Citizens 565/1990 and the Act on the Residence of Foreigners in the Czech Republic 326/1999 Coll.7.Payment for the accommodation is obliged to be made by the Guest before arrival by online payment or by advance transfer to the account according to the valid price list, or according to the valid contract or confirmed order.8. If the Guest uses the garages in the Property, in case of using the stackers, the maximum height of the vehicle may be 1.80 m and the weight 2 t. Entrance to the garages is only possible for vehicles with a maximum height of 2.20 m. The garages in the property may only be used by the Guest in the property.9. A person under 18 years of age may only stay in the car park if accompanied by a person over 18 years of age.10. Check-in is from 15:00.11. Check-out is before 10 pm, otherwise the next night will be charged. The fine for disturbing the night peace is 3000 CZK.12.Cleaning of apartments is always done after the departure of the Guest. 13. The guests are not allowed to move around the building in ski boots, to put away ski boots and skis there is a ski room on the ground floor of building B. Each apartment has its own locker including a ski boot dryer.In case of dirty clothes or shoes, the Resident is obliged to change clothes or shoes before entering the Facility in the room designated for this purpose (ski room). In case of soiling of the apartment, corridor or common areas beyond the normal soiling, a fee of CZK 3.000 will be charged for difficult cleaning.15.If the Resident requests an extension of his/her stay, he/she may be offered another apartment than the one in which he/she was accommodated.16.The use of the premises during the stay is at the responsibility of the Resident.17. They must spare equipment which must not be moved or taken out of the building or interfere in any way with the electrical network or other installations. It is not permitted to move equipment and furnishings in the apartments, common areas and hallway without the consent of the Landlord. The Guest is obliged to prevent damage to the building, apartments and its equipment, to prevent fire during the entire stay.18.For safety reasons, the Resident shall not leave children unattended in the Facility.19. The Landlord (AKS rent Ltd.) shall not be liable for any loss or damage to the property of the Resident.20.At the end of the stay, the Resident is obliged to turn off the taps, close the windows, turn off the electrical appliances, turn off the lights, clear the dishwasher, refrigerator, take out the garbage and close the apartment door.21.In the event of damage to the room equipment or common areas of the Facility, the Accommodation Provider is entitled to demand appropriate financial compensation from the Accommodation Resident.22.Any defects must be reported immediately to rezervace@hubertuskarlovastudanka.cz , tel. 774 677 814, tel. 721 838 437.23.The Accommodation Provider is not responsible for injuries and damage to the property of the Guest.Dogs and other small pets are prohibited.25.In the event that the Guest causes a fire alarm to sound by his/her careless behaviour, he/she will be charged full compensation upon presentation of a fire station statement.26.Liability in relation to natural and legal persons is governed by the Civil Code.AKS rent
